Former Golf Range, Woodham Mortimer
Residential Masterplanning and Detailed Design
Architectural and planning services were provided to bring forward the comprehensive redevelopment of the former Woodham Mortimer Golf Driving Range, transforming a long-standing, under-utilised site into a carefully planned residential neighbourhood.
The scheme delivers 18 new homes arranged around a central landscaped green, establishing a clear sense of place and a strong hierarchy of public and private spaces. The masterplan draws on traditional village forms, with a mix of detached dwellings and bungalows positioned to frame shared open space and reinforce the site’s relationship with its rural edge setting.
A key aspect of the project was developing a planning strategy that responded robustly to the site’s constraints, history and policy context. The final layout integrates generous landscape buffers, retained trees, new woodland planting and a pond feature to soften visual impact, enhance biodiversity and provide long-term amenity value.

Architecturally, the homes adopt a restrained vernacular, with varied rooflines, chimneys and articulated elevations to create visual interest while maintaining coherence across the development. Parking is carefully integrated through garages and private drives, ensuring streets remain calm and pedestrian-friendly.
Elegant Architectural led the successful planning strategy, detailed masterplanning and reserved matters design, working closely with the local authority and consultant team to secure both outline consent and subsequent approvals. The project demonstrates a considered, plan-led approach to unlocking complex sites and delivering policy-compliant residential development.
