Residential Redevelopment (6 Dwellings)

This project involves the redevelopment of two existing residential plots at 35–37 Sandford Road, Bromley, replacing a pair of detached dwellings with a terrace of six new family homes.

The site occupies a wide, linear plot within an established suburban street characterised by a mix of detached and semi-detached housing set within generous plots. Its atypical width and underutilised footprint presented an opportunity to optimise the site in line with London Plan objectives for small site delivery, while responding sensitively to the prevailing character of the area.

Site cleared following demolition, preparing the plot for redevelopment.

The approved scheme introduces three pairs of semi-detached dwellings arranged across six plots, creating a more efficient and coherent use of the site. The layout maintains the established rhythm of development along Sandford Road, with clear frontage, private rear gardens and appropriate separation to neighbouring properties, ensuring a balanced relationship between increased density and residential amenity.

Architecturally, the scheme adopts a restrained, traditional language informed by the surrounding context, incorporating gabled roof forms, bay projections and sash-style window proportions. This approach allows the development to integrate with the existing streetscape while accommodating a greater intensity of built form.

A key consideration in the evolution of the scheme has been the optimisation of the site in a manner that respects neighbouring amenity. Careful attention has been given to separation distances, overlooking relationships and the transition in scale to adjacent properties, including a neighbouring bungalow, ensuring the development sits comfortably within its context.

The development delivers six substantial family dwellings, each exceeding minimum internal space standards and designed to support flexible modern living. The layout incorporates clear arrival points, integrated parking, cycle storage and private amenity space, alongside opportunities for home working.

This has included the integration of structural, drainage and buildability considerations, alongside the refinement of key architectural details to ensure the quality of the approved design is carried through into construction.

From a sustainability perspective, the scheme incorporates air source heat pumps, photovoltaic panels and a fabric-first approach to energy efficiency, alongside sustainable drainage principles secured through the planning process.

The result is a well-considered intensification of a suburban site, delivering high-quality housing within a sustainable and well-connected urban location.
