Residential Redevelopment of a Previously Commercial Green Belt Site

This project involved the sensitive redevelopment of a former commercial yard on Runwell Road, Wickford, transforming an underutilised and visually harsh site into a high-quality private dwelling.

The site sat outside any defined settlement boundary and within the Metropolitan Green Belt, with a long planning history that included earlier refusals for residential development. Our appointment followed the formal establishment of the site’s lawful commercial use, which fundamentally changed the planning context and opened the door to a carefully considered redevelopment strategy.

Our role was to lead the planning and architectural process from first principles - assessing policy constraints, analysing the evolving character of the street frontage, and demonstrating that the site functioned as a small infill gap within an otherwise established built form, rather than an isolated incursion into open countryside.

The resulting proposal replaced a visually intrusive commercial use with a well-proportioned detached dwelling, designed to sit comfortably within its rural edge setting. Particular care was taken to ensure the scale, massing and siting of the building aligned closely with neighbouring properties, limiting any perceived impact on Green Belt openness while significantly improving the appearance and function of the site.

The architectural language adopts a restrained, traditional palette, responding to local character without resorting to pastiche. The building is arranged to take advantage of the site’s topography, allowing good natural light and clear relationships between internal spaces and the surrounding landscape.

A comprehensive landscaping strategy was integral to the scheme, replacing extensive hardstanding with soft planting, hedgerows and a more open frontage that reinforces the transition from commercial yard to residential plot.

This project exemplifies our approach to planning-led design, where a deep understanding of policy, lawful use, and context allows constrained sites to be unlocked and transformed into high-quality residential environments.
